While doing all that we can to guarantee your satisfaction, it is important that every buyer has realistic expectations and realizes that we do have limitations. We are not perfect and we cannot guarantee that future issues will not exist. We are inspecting and reporting on how things appeared and operated at the time of the home inspection. Our home inspection is limited to a three-hour window. The conditions and the performance of the home can change rather quickly and we cannot guarantee that issues will not arise after the home inspection. Weather or other conditions can change which can also affect the conditions of the home. Moisture may be evident after a rainy period which may not have been the case during the inspection. Appliances or other components may operate well during the home inspection only to fail at a later date. These realities must also be understood. We are inspecting and reporting on the home as it was at the time of our inspection. We will always give our best projections, but we cannot guarantee future performance. With that said, we will do our very best to disclose our findings in hopes of minimizing any potential financial surprises.
We always suggest doing a final walk through before closing on the home as conditions can change and personal belongings and furniture can also hide issues that were not visible to us during the home inspection. We are limited to a visual inspection and we cannot move furniture or personal belongings while inspecting the home. An empty home can sometimes disclose issues that were not available to us because they were concealed or hidden by personal belongings at the time of the home inspection. Again, we always suggest performing a final walk through before closing on your home.
