It is crucial to pay close attention to all the areas in which water is being supplied and drained in the home. The bathroom is obviously an area that needs to be evaluated very closely. While inspecting the bathroom, we will be observing the water pressure and the water drainage. The toilet will be inspected to assure its proper operation as well as to verify that it is securely fastened to the floor and that it is not leaking at the time of the inspection. The tiles in the shower and tub are closely observed as poor caulking and grout seals will allow water to seep behind the shower wall or under the shower pan. We will also look for any present or past signs of leaks that may have taken place under the bathroom sinks. The outlets are tested for proper electrical polarity. All GFCI outlets are tested for safety purposes. All bathroom windows and doors will be operated and all defects will be reported as observed at the time of the inspection. Exhaust fans and light fixtures will be tested for proper operation. All floors, walls and ceilings will be inspected and major defects will be reported. We will verify the air supply source to each bathroom and confirm that each room is properly conditioned. We are not able to inspect behind walls and we are limited to what is visually present at the time of the home inspection. |
